What a concrete contractor in Lake Dallas pays for: one flat $125 flatwork permit

Flatwork is simple to permit in this city. The Driveway / Flatwork permit covers adding, altering, repairing or remodeling driveways, patios and other flatwork for a flat $125. Development Services issues it through the Permit Technician at City Hall on Main Street, and many permits go out over the counter. An accessory structure can take up to 10 business days for plan review.

No inspector works for the city directly. Bureau Veritas schedules and performs the inspections, and each building permit needs a final. If work begins before the permit is issued, the fee doubles. Contractors register with the city for $100, and registrations lapse every December 31; a homeowner working on their own homestead skips registration but still pulls the permit. The city enforces the 2018 I-codes, adopted in 2019, an older edition than several neighbors use. For how nearby cities compare, see our permit guide for the North Dallas suburbs.

Wide concrete steps leading through a landscaped garden

Driveway widths, culverts and the I-35 frontage road

The city's Engineering Design Manual shapes every new concrete driveway. At the property line, a standard residential driveway must be at least 10 ft and no more than 24 ft wide onto a street, or up to 32 ft onto an alley when the garage faces the alley. A circular driveway runs 10 to 16 ft wide and needs City Engineer approval, because a lot gets one driveway onto a public street. The approach meets the curb at 90 degrees, sits at least 6 inches above the street gutter at the right-of-way line, and keeps grade changes at or under 10%. When you widen on the lot, the transition curves or angles no steeper than 1:1 within 10 ft of the property line.

A ditch lot adds a culvert. The Driveway/Culvert application asks for the culvert type and size plus a site plan, and a driveway culvert needs an 18 inch barrel at minimum and 10 ft of length, set to the flowline on the plat. The form leaves no room: all work gets inspected before backfill, with no exceptions. Driveways onto the I-35 frontage road also need a TxDOT permit, and that packet asks for the city permit and a locate confirmation from the Lake Cities Municipal Utility Authority.

Sandy loam, flowage easement and runoff along the shoreline

Sandy loam, not heavy clay, leads the dry ground sampled here. Across 30 sample points inside the city, NRCS mapped 30% open water, 20% Birome fine sandy loam, 13% each of Navo clay loam and Callisburg fine sandy loam, and 10% Gasil fine sandy loam. The sandy loams are mostly well drained, with a surface shrink-swell of only 0.5 to 1.5%. Navo clay loam measures 4.5%, up to 7.5% deeper down, and Birome rates very limited for house slabs, so any soft spot is dug out and compacted before the pour. If your lot sits on the heavier clay, our clay soil guide explains what changes.

Water matters more than dirt. FEMA's flood layer placed 27% of sample points in an AE flowage easement area along Lewisville Lake, 17% more in Zone AE and 47% in minimal-hazard Zone X. Corps guidelines posted by the Town of Lakewood Village say the Corps of Engineers holds a flowage easement at and below the 537 ft contour, and work inside it needs written Corps permission. Look up your parcel on the FEMA map before you plan a slab near the water. The city also makes owners and builders answer for sediment that reaches streets, ditches or a neighbor's lot, so temporary erosion controls stay up until the job is finished. Adding or leveling soil takes a separate Grading-Fill permit.

Stained concrete patio behind a modern house with outdoor seating

Shed pads, patios and the rear-yard coverage cap

One Lake Dallas number governs backyard projects: the main house and accessory structures together may cover no more than 30% of the rear yard. An accessory structure needs a Residential Building Permit before it is built or placed, although anything under 120 sq ft carries no fee. It sits at least 5 ft from side and rear lines, stays out of the front yard and tops out at 15 ft.

With us, a 10 by 12 shed slab costs about $1,000 to $1,700. A 12 by 20 concrete patio covers 240 sq ft, so at our $7 to $12 per sq ft it comes to $1,680 to $2,880. Stamped finishes cost $12 to $20 per sq ft. The median build year for homes here is 1998, which puts about half of them before that date. Replacing an original slab adds $1.50 to $4 per sq ft for tear-out. Hickory Creek and Lakewood Village next door run their own permit desks, so a concrete contractor in Lake Dallas should confirm which town your lot sits in before applying.

How Your Job Goes

  1. Consultation and design

We measure the lot, find the culvert or curb, and see how close the work sits to the water and the property lines.

  2. Planning and preparation

We line up the flatwork permit, any culvert paperwork and the utility locates, then cut and compact the subgrade.

  3. Installation and completion

Forms and steel go in, Bureau Veritas inspects where required, and then we pour, finish and cure the slab.

Common Questions

How much is a driveway or patio permit in Lake Dallas?
The city charges a flat $125 for its Driveway / Flatwork permit, which covers adding, altering, repairing or remodeling driveways, patios and other flatwork. Many permits go out over the counter at Development Services. Starting work before the permit is issued doubles the fees, so have the permit in hand before the forms go in.
Who inspects concrete work in Lake Dallas?
Bureau Veritas. The city contracts with that firm instead of employing an inspector, and it schedules and conducts inspections, with a final required on every building permit. For a driveway with a culvert, the city's application says all work is inspected before backfill, no exceptions. Your concrete contractor in Lake Dallas should plan the pour date around that visit.
How wide may a driveway be for a concrete contractor in Lake Dallas to pour?
Under the city's Engineering Design Manual, a standard residential driveway onto a street runs 10 ft minimum and 24 ft maximum at the property line. Onto an alley it can reach 32 ft, but only when the garage faces the alley. A circular driveway is 10 to 16 ft wide and needs City Engineer approval, since each lot otherwise gets a single driveway onto a public street.
Does my Lake Dallas driveway need a culvert?
If it crosses a roadside ditch, yes. The city's Driveway/Culvert application calls for driveway culverts with an 18 inch barrel and 10 ft of length at minimum, set to the flowline and offsets on your lot's plat. Roadside ditch culverts need a 24 inch barrel. The culvert gets inspected before backfill, and the form says there are no exceptions.
Is ground near Lewisville Lake hard to build on?
The soil is the smaller worry here; the water is the real concern. Sample points inside the city were mostly well-drained sandy loams with low shrink-swell, plus some Navo clay loam. Yet 27% of points fell in an AE flowage easement area by the shoreline, and Corps guidelines require written permission for work at or below the 537 ft contour. Check your parcel first.
Can a homeowner pull a Lake Dallas flatwork permit?
Yes. A homeowner doing their own work on their homestead skips contractor registration but still needs the permit. Any contractor working in town registers with the city for $100, and registrations expire December 31 each year. If you hire someone, confirm they are registered with the city before work starts.
